Vancouver is actually Clark County's most affordable major city for single-family home buyers, with a median sold price of $494,000–$510,000 — lower than Battle Ground, Woodland, Ridgefield, and Camas. This surprises many buyers who assume the county's largest and most urban city would be the most expensive. Vancouver's affordability relative to its amenities — a revitalized waterfront, 90+ parks, extensive transit, and proximity to Portland — makes it one of the region's strongest value propositions. For buyers willing to look outside Clark County, Kalama in neighboring Cowlitz County offers median sold prices around $468,000–$497,000 with exceptional Columbia River and Kalama River access.
Every community in Southwest Washington has strong outdoor assets, but a few stand out. Woodland is the southern gateway to Mount St. Helens with world-class Lewis River salmon and steelhead fishing. Ridgefield has a 5,300-acre National Wildlife Refuge as its literal backyard. Camas sits at the entrance to the Columbia River Gorge with Lacamas Lake's 12+ miles of trails. Camas School District is consistently ranked #11 in Washington State and is widely considered Clark County's top district, with Camas High School ranked among the state's top 30 public high schools. Most of Clark County is within 20–45 minutes of downtown Portland. Vancouver is the closest at 25–35 minutes via I-5 or I-205. Camas is 25–40 minutes via SR-14. Ridgefield is 30–45 minutes, Battle Ground 35–50 minutes, and Woodland and Kalama are 35–55 minutes depending on traffic. Washington has no state personal income tax, which benefits residents with investment income, retirement distributions, or income not sourced from Oregon employment. However, if you work in Oregon and commute from Washington, you still owe Oregon income tax on those Oregon-sourced wages — Washington residency does not eliminate that obligation. The real advantages for Portland commuters are lower home prices relative to comparable Oregon communities, newer housing stock, larger lot sizes, and Washington's generally more landlord- and homeowner-friendly regulatory environment.
